Shannon, a planning staff member, told the Town of Wells Planning Board that staff conducted a sidewalk inspection at the Norte Dental property on Dec. 6 and observed staked building corners, the parking‑lot limit, entrances and proposed sidewalks. She said existing vegetation along lot lines had been “heavily impacted by some invasive species” and recommended targeted removal of invasives and use of plantings to screen nearby residences. Shannon also noted a wetland and a drainage culvert beneath Route 1 north of the site.
Rob McSorley, senior project manager with Sebago Technics, and Ali Hubert, a landscape designer with Sebago Technics, attended and told the board they plan to submit the project drawings in January. McSorley and Hubert offered to answer questions; staff said applicants are welcome to file plans with the planning office and proceed with formal review. No vote or formal action was taken on the inspection itself.
The board did not set a formal deadline for resubmission beyond the applicants’ stated plan to provide drawings in January; staff will continue technical review once plans are filed.
