The Town of Rhinebeck Zoning Board of Appeals on Nov. 19 accepted an application from Nina Rizzo seeking area variances for an addition that will convert an existing pole/coal barn into an accessory structure and make the new residential structure the principal dwelling.
Board members said the application matches a previously approved plan and moved to deem the project a Type II action under SEQR (617.517). The board referred the matter to the Rhinebeck Planning Board for comment and scheduled a site visit for Dec. 13 at 10:00 a.m. A public hearing is set for Dec. 17; neighbors will be notified before that hearing.
The board directed staff to use the earlier resolution as a basis for the forthcoming decision and to attach any updated site-visit observations or planning-board comments. Staff also noted prior correspondence (a Nov. 15 letter) indicating related construction activity on the parcel; because work has begun in that instance the board concluded a previously granted extension was no longer required.
Next steps: the board will review planning-board comments and the site-visit report at the Dec. 17 hearing and consider a resolution that will include standard conditions on conformity to the approved plans and any fee or escrow requirements.
