Trustee Cabanas presented a recommendation from the Plan Commission for a variance (PC 20515) to permit privacy fences up to 8 feet high—rather than the 6-foot limit in the Itasca zoning ordinance—for rear yards of properties abutting North Prospect Avenue (1252–1266 Inverness/Prospect). Cabanas said the variance is part of an approved village fence cost-share program created to help long-standing residents who face increased visibility, noise and loss of privacy from roadway and infrastructure changes.
Cabanas noted that five homeowners have applied and that the Plan Commission reviewed the application at its Oct. 15 hearing and voted 6–0 to recommend approval subject to listed conditions. Board members asked whether fence materials must be uniform; staff said property owners may choose materials as in other residential areas and that four properties had bid together to install 8-foot sections to create contiguous screening. Trustees also sought assurance that side yards would remain subject to the six-foot limit; staff confirmed the variance applies only to rear yards.
The board moved and seconded the item and proceeded to roll-call consideration to forward the matter as a first reading for future approval.
