Valdosta council approved a rezoning that converts approximately 49.92 acres of land in the northeast part of the city from a mix of planned residential development (PRD) and highway commercial to a combination of multifamily residential (RM) and R‑10 single‑family zoning.
Planning Director Matt Martin reviewed the site history, noting a 2004 master plan that had not been realized and current site constraints including a major 100‑foot power line easement and a tributary of Knights Creek with associated wetlands that will shape site plans. Martin said the applicant estimates about 350 dwelling units under their concept but staff viewed the change as roughly similar in intensity to previous plans and recommended oversight on access, especially the requirement for a second means of ingress once the project exceeds 50 dwelling units.
Project engineer Matthew Inman told council water and sewer are available and that the team will provide stormwater controls to protect Knights Creek. Planning Commission recommended approval 9–0. After public comment and council questions about access and phasing, council moved and voted to approve the rezoning to RM and R‑10 as presented.
Councilmembers and staff emphasized that rezoning authorizes a zoning classification only; site plans, wetlands permitting, and any street or access improvements must be resolved through plan review, engineered permits and subsequent public hearings where applicable.
