The architectural review subcommittee recommended the CertainTeed product be allowed 'with the condition that the product shall be in the autumn blend color, which is a brown as opposed to the originally selected shadow gray.' The commission debated available substitute materials, fire-code constraints on using real wood, and the need for a material that conveys the original appearance while meeting code. One commissioner said, 'There's nothing as good as the real thing, but it's a kind of industry established fallback that is accepted far and wide.'
A motion to approve the staff recommendation to adopt a categorical exemption and permit the replacement roof with the specified asphalt-composite product and color condition carried 4-0.
Next steps: Staff will finalize permit conditions and confirm the product/color prior to issuing building permits.
