Planning board approves Viridia SD-plan expansion to fold in remaining parcels

The Apex Planning Board on Nov. 10 recommended approval of a fourth expansion to the Viridia sustainable-development conditional zoning district (rezoning 25CZ15) to incorporate 10 additional parcels totaling roughly 130 acres into the SD plan.
Planning staff explained the proposal involves adding scattered parcels already adjacent to the Viridia SD plan. Amanda (planning staff) said the applicant specified there is no net increase in residential units or retail/office/industrial square footage as part of the expansion; entitlements remain unchanged. The Apex Environmental Advisory Board reviewed the expansion and offered no additional conditions.
Leticia Shapiro of Morning Star Law Group and Joe Graziosi (applicant representative) explained the request is largely a "donut-hole" clean-up to bring properties the applicant has acquired under the same SD plan rules and environmental/pattern-book standards as the rest of Viridia. Public comments noted school-district redistricting and ongoing concerns about traffic on Highway 1 and the Viridian Parkway bridge, and asked for broader notification when large projects are in play.
After discussion, the board moved and seconded approval; the motion carried by voice vote and the case will go to council with the board’s recommendation.
