The Boone County Board of Zoning Appeals approved a special exception on Dec. 10 for a landscaping contractor to operate from a 2-acre agricultural parcel at 2410 N. 800 E., with conditions to mitigate dust and protect rural roads.
Staff said the proposal (25MA-7-186) would permit office and equipment storage, a primary building of about 6,000 square feet and a 1,500-square-foot lean-to for indoor storage. The company estimated 3–5 full-time employees and seasonal additions; speaker Brian Williams described operations as primarily dispatching crews to off-site jobs, storing equipment in enclosed trailers and limiting deliveries to customer sites.
The Boone County Highway Department opposed the special exception as written because 800 E. and nearby roads are gravel and the anticipated vehicle traffic and equipment movements could increase maintenance needs. Staff recommended conditions: a driveway permit, dust-control plan approved by the highway department, a limit of 7 a.m.–6 p.m. weekday hours (with limited weekend hours) and compliance with drainage and building-code requirements.
Brian Williams told the board his crews typically use some trucks infrequently, that most material deliveries go directly to customers, and that the company would comply with dust-control and permit requirements. The board approved the special exception with the recommended written commitments and TAC conditions.
Next steps: the applicant must secure required permits (commercial septic approval if required, driveway permit) and submit a dust-control plan for highway department approval before full operation.
