Hampton Township council on Nov. 19 approved three land‑use and planning items: release of improvement security tied to the First National Bank revised site plan, approval of the Rylands subdivision/lot consolidation, and a $10,000 change order for Strategic Solutions’ zoning and SALDO rewrite.
Land-use staff recommended releasing $620,025 from the improvement security for the First National Bank revised site plan while retaining $10,000 to complete final pond seating. The release passed on roll call with one member recorded as abstaining.
The Rylands preliminary/final subdivision and lot consolidation plan (application 25-07) on Middle Road was presented as a minor land development to reconfigure two existing lots and create a third vacant lot. Engineering items were reported resolved and the council approved the plan subject to the conditions outlined in the Nov. 19 memo.
Planning staff requested a $10,000 change order (approximately 85 additional hours) for Strategic Solutions to complete the zoning/SALDO rewrite, noting the work exceeded original expectations because of old ordinance inconsistencies and voluminous county review comments. Staff said the hours are budgeted in the draft 2026 budget under capital outlay in the planning department, and the council approved the change order by roll call.
Each item passed by recorded vote or motion; the planning office will return with any outstanding final conditions and continue public hearing and review steps as required by ordinance.
