Tiburon Town — The Tiburon Town Design Review Board unanimously approved a draft resolution on Nov. 6 to permit a modest remodel and addition at 30 Mercury Avenue in the East Belvoir neighborhood.
Tyler Shelton, the project applicant and architect, told the board the proposal would convert the existing three-bedroom, two-bath house into a three-bedroom, three-bath home of about 1,747 square feet while remaining under the town’s maximum allowable floor area and lot coverage. "We're not pushing any boundaries here," Shelton said, describing the changes as a comfortable, stylistically consistent update to a mid-century ranch stucco home.
Shelton outlined interior changes that include enlarging the garage, creating a central "great room" combining kitchen, dining and living space, a small front bedroom that will remain largely unchanged, and a new primary suite at the rear. On the exterior, the plan shows the garage moved forward, an enclosed and slightly shifted front porch, replacement of deteriorated side fences and gates, and a rear patio with a trellis for south-side shade. A skylight is included in the proposal and was confirmed during board questions.
Board member Holscher, who reported conducting a site visit, said the rear addition did not appear to create impacts for neighbors and called the plan "an appropriate" response for the neighborhood’s common floor plans. "I went to the site. I walked around," Holscher said, and added, "I support it." Other board members expressed agreement that the project does not request variances and called the proposal modest and straightforward.
A board member moved to adopt the draft resolution approving the design review for 30 Mercury Avenue and stated the project "is categorically exempt from CEQA." The motion was seconded and passed in a unanimous voice vote. The board also adopted the meeting minutes from Oct. 2 earlier in the session.
With the draft resolution adopted, the board adjourned. The resolution and official project file will establish the conditions and any follow-up steps required by town staff or permit processes.
