The Tiburon Design Review Board on Dec. 4 unanimously approved a 314‑square‑foot infill addition at 4875 Paradise Drive that will add a mudroom, laundry/pantry space and a covered porch with a site‑built sauna and outdoor tub. The board adopted a draft resolution approving the requested 3% lot‑coverage variance and found the project categorically exempt from CEQA.
Applicant Michael Jones said the addition is intended to make the house more functional by allowing direct access from the garage to the kitchen and expanding an undersized pantry. "When we pull into our garage ... we have to walk through the living room to get to the rest of the house," Jones said, describing the change as a small interior courtyard infill that does not affect water views.
Architect Laura Caroline of Frederick Fine Architects explained the site constraints: two easements limit development, the property slopes steeply behind the house, and the proposed addition is infill that will not encroach farther than the existing garage. Caroline said the addition will use matching wood shingles and meet wildfire‑urban interface (WUI) fire‑safety requirements.
No members of the public spoke in opposition; the applicant reported letters of support from nearby neighbors. Board members who visited the site expressed support, describing the project as thoughtfully designed with no neighbor impacts. A board motion to adopt the draft resolution passed with all present voting in favor.
Staff will record the approval and the CEQA categorical exemption in the decision documents; the applicant may proceed with building‑permit submittal subject to the standard conditions in the adopted resolution.
