Wells Planning Board approves site plans, subdivisions and extensions; schedules Clorody Dental site walk

Following the floodplain workshop, the Town of Wells Planning Board moved through routine development-review business, taking unanimous votes on several land-use items.
Minutes and routine votes: The board opened regular business by approving the Nov. 3 meeting minutes (motion carried unanimously).
Clorody Dental: The board received a site-plan pre-application for Clorody Dental (two adjacent parcels on Portland Road/Route 1) presented by Rob McShorley of Spago Technics and voted unanimously to accept the submission. The board set a site walk for Dec. 6 at 8 a.m. and asked the applicant to stake the proposed building corners.
Condo site-plan extension: Owners introduced themselves (Chris and Jill Schump) and requested more time to finalize a site plan and to phase limited site work; after discussing performance guarantees and contingencies, the board voted unanimously to grant a 60-day extension.
Goodale Subdivision: Staff reported that required road paving will be addressed in the final application and recommended approval of preliminary findings of fact; the board approved the recommendation and authorized the chairman to sign the findings (unanimous vote).
Brookside Subdivision: Planner reviewed the final findings (25-lot residential subdivision, 52% open space, private street, private wells and septic systems, stormwater designs on sheets C20'C24 and an approved Maine DEP site location permit). The board approved final findings and added a special condition requiring revised recorded deeds and homeowners'association documents prior to the pre-construction meeting; vote was unanimous and the board signed the plans.
Shaw's distribution center: DM Roma Consulting (Jason Haskell) described corrections (buffer restoration, after-the-fact permits for containers and truck scale, Knox Box addition). Staff recommended a mixed plan scale (1"=80' for site, 1"=20' for details), confirmed the existing 444 parking spaces remain suitable, and found the application complete and compliant. The board concluded no public hearing was necessary and approved the plans and findings unanimously.
Other business and adjournment: Staff updated the board on a change-of-use approval for a Route 1 property converting a previously approved medical-marijuana site to retail/restaurant use after required compliance fixes. The board moved to adjourn after signing plans.
