Alexander County OKs rezoning to allow one manufactured home on Pritchard Lane

Alexander County commissioners voted unanimously Dec. 8 to approve rezoning case RZ2504, permitting a single-wide manufactured home on a 0.8-acre parcel off Pritchard Lane.
Planning staff member Amy told the board the application from Celestino Reyes Alvarado is complete and consistent with the county’s comprehensive plan and the parcel’s designation in the rural transition area. Amy said the owner removed a dilapidated site-built house and plans to place a single-family manufactured home similar to others nearby. She told commissioners the planning board met Nov. 13 and unanimously recommended approval.
Resident William Pritchard asked whether the parcel could later be used for more than one mobile home; Amy and commissioners clarified only a single unit is allowed on the lot without a subdivision and additional approvals. Resident Sherry Wingler Hamby said mobile homes across the street have reduced nearby property values and asked the county to ensure any new placement would not be an “eyesore.” The board said it would have code enforcement inspect the area.
After closing the public hearing, an unidentified commissioner moved to approve the rezoning based on the planning board recommendation and consistency with the land-use plan; the motion carried unanimously.
What’s next: The approved rezoning allows the property owner to place one single-family manufactured home consistent with R2R standards; any subdivision or additional units would require a separate planning process and approvals.
