The Hinsdale Planning Commission unanimously approved Case A-53-2025 on Dec. 10, authorizing Sage Wellness Sanctuary to operate a physical fitness facility and health spa at 777 N. York Road in the B1 Community Business District.

Owner Bianca Casalbono and partner Vanessa Palmer described a membership-based operation featuring multi-sensory meditation rooms, contrast-therapy (sauna and cold shower) suites and a small retail area selling wellness products. Commissioners asked staff to confirm parking and unit layout; planning staff and the applicants said the parking analysis meets code and that unit 23 would be modestly expanded by subdividing neighboring units as part of the tenant improvement.

Why it mattered: Commissioners expressed broad enthusiasm for the business concept and its potential to activate an underused courtyard area in the shopping center. Staff noted the property was recently sold and the new owner is working with village staff to address previous code-enforcement issues and to consider a coordinated signage package for the center.

Next steps: With the special-use permit approved, the applicants said they hope to begin buildout and open by late spring or early summer, subject to building permits and contractor scheduling. Staff will process building and tenant-improvement permits following standard plan-review procedures.
