Tony, a planning staff member, told the commission the site—at the southwest intersection of 195th Street and Flagstaff Avenue—is shown on the city's future land-use map with the northern half guided as medium-density residential and the southern half as low-medium density. "The future land use map shows the northern half of this area guided as medium density residential," Tony said, adding that the medium-density guidance allows "6 to 12 dwelling units an acre" while the low-medium guidance allows "3 and a half to 6 dwelling units an acre."
