Bradford County board approves small setback variance for Steven T. Nick (B25-10)

At its Dec. 2, 2025 meeting, the Bradford County Board of Adjustment voted to approve variance application B25-10, which reduces the minimum yard setback along the west boundary of a parcel on the north side of Samson Lake from 15 feet to 5 feet.
Planning staff read the application, noting the parcel description (part of the southeast quarter of the northeast quarter of Section 26, Township 6 South, Range 21 East, Bradford County, parcel 00805-0-00414), showed proof of publication and photographed posted signs, and reported no opposition from adjoining neighbors. After calling for public comment and receiving none, an unidentified commissioner moved to approve B25-10; the motion was seconded and the board signified approval with an "aye" vote.
The variance was presented as relief from the county's minimum yard requirements in the Bradford County Land Development Regulations for a property with existing accessory structures nearby. Planning staff advised the board that notice requirements had been met. The board did not place additional conditions on the approval in the record at the meeting.
The Board of Adjustment then closed its session and the agenda moved to the Planning & Zoning Board items.
The matter will proceed according to county procedures for entering the approved variance into the public record and any subsequent permitting steps the property owner pursues.
