Mendez recommended a one‑month deferral so staff and the board could provide clear direction; multiple board members agreed the proposal looks unfinished and likely requires a stylistic rework to align more closely with neighboring historic properties. Board members asked the applicant to explore options that would make the project subordinate and better differentiated from contributing structures and to provide clearer landscape and elevation information at the next hearing.
The board voted to continue the case to the Jan. 27, 2026 meeting. Staff noted that a complete resubmittal will be necessary for a January hearing and urged the applicant to address the five listed concerns in the staff memo before return.
