Planning Commission approves expanded addition for Wilson Steel & Fab at 1219 North Mission

The Mount Pleasant Planning Commission on a voice vote approved an amendment to site-plan review SPR-22-17 to increase the previously approved building addition at Wilson Steel & Fab from 55,000 square feet to 64,062 square feet.
Staff presented the request for Dale Wilson Properties LLC and said the expanded addition will remain within district limits: ‘‘The building is gonna be 34 feet with the maximum in this district being 75, so it's compliant,’’ Staff said. Staff also noted the application meets vehicular parking, loading and landscaping standards and recommended approval subject to conditions requiring compliance with building safety, public safety and public works comments.
Pete Lorenz, the project civil engineer, joined the meeting online and confirmed the construction drawings show a proposed bike rack on sheet C5. Lorenz said the plan lists ‘‘proposed bike rack, 9 spaces minimum required for this phase, 12 spaces minimum required for the ultimate phase.’’ Staff acknowledged the rack and said the commission could remove the bike-rack condition if they choose.
A commissioner asked why the project approved in 2022 had not started; Lorenz said he was the engineer and deferred to the property owner for reasons behind the delay.
Speaker 3 moved to approve the amendment to SPR-22-17 with the staff conditions and the motion passed by voice vote.
Next steps include final plan-review signoffs from building safety, public safety and public works before permits and construction proceed.
