The Crown Point Appeals Board voted unanimously on Nov. 24 to approve two development-standard variances submitted for Lot 6 in the Crown East Warehouses subdivision, at 11120 Virginia Street.
James House, representing RDM 6 LLC, told the board the requested variances would allow paved areas to encroach into the side and rear setbacks and would reduce the effective front-yard hardscape setback from the I-1 district requirement of 30 feet to 22 feet. House said the primary structure itself complies with the building setback and that the changes are intended to match the pattern of surrounding development.
City planning staff said the I-1 zoning requires a 30-foot front setback and 20-foot side/rear setbacks; the petitions sought an 8-foot front encroachment for flatwork and 0-foot side and rear setbacks for shared drive aisles and parking. Planning reported no calls of remonstration, recommended approval and noted that an access agreement would be required if the board approved the petitions.
Board members asked technical questions about how the site lines and shared driveways would work, landscaping obligations and truck turning radiuses. Several members cited precedent in the Crown East area and commended petitioner Ron Morris for prior development work. House said access and recorded agreements would be finalized before subsequent approvals.
The board approved petition 25-40 and petition 25-41 in separate roll calls, attaching conditions that include recorded, binding shared-access and utility easements and a requirement to provide a shared-access agreement on the south side if necessary. Chair called the votes individually and recorded unanimous 'Yes' responses from the sitting members.
The approvals allow the petitioner to proceed with site work subject to the conditions and further site-development review required by the city.
