Planning board approves Jennings Road bond reduction, minutes and two site changes

CHARLTON, Mass. — The Town of Charlton Planning Board took several formal actions Nov. 19, recording motions and votes on bonds, minutes and site-plan items.
Bond reduction: The board voted to reduce the bond for Phase 3 of the Jennings Road extension subdivision to $75,042 after reviewing Graves Engineering's updated cost estimate. The motion to release those funds was made, seconded and carried by voice vote.
Minutes: The board unanimously accepted the draft meeting minutes for Oct. 15, 2025 and entered them into the record.
157 Worcester Road (field change): The board approved a field-change request to allow a storage shed at 157 Worcester Road; the motion was seconded and carried.
Boston Outdoor Living (220 Sturbridge Road): Graves Engineering reported multiple site-plan modifications that had been made and documented; the board approved the revised site plan contingent on receipt of a final, revised set of plans and Graves's November 10 memo. The approval was explicit that final documentation must be filed before the conditional approval is considered completed.
Adjournment: The board adjourned at the end of the meeting following a motion and second.
