Town staff asked the Planning Commission to consider adding 'interactive sports analysis services' as a permitted use in the Office zoning district, describing the model as appointment-only, member-based indoor sports simulation (for example, GolfMV-style indoor golf bays).
Staff proposed limiting the tenant area to a maximum of 3,500 gross square feet, excluding the sale of retail goods, food and alcohol, and requiring noise control measures to be reflected on tenant fit-out plans to avoid impacts to adjacent users. Commissioner comments asked that the amendment explicitly address potential noise and require tenant-fit plans to show soundproofing and mitigation. Christian Miller, the applicant, said the business' bays are nearly fully enclosed and incorporate soundproofing; "each bay is almost fully enclosed," Miller said, adding that he has not encountered noise complaints at other locations because of the enclosure and acoustic treatments.
Commissioners directed staff to draft formal amendment language that adds a definition in Chapter 2 and appropriate parameters in the office-zone allowed-uses section and to return the item for formal consideration in December.
