The Farragut Municipal Planning Commission recommended adding a new permitted use—"interactive sports analysis services"—to the O‑1 office district and providing a definition in Chapter 2 of the zoning ordinance.
Staff described the proposed use as a member‑only, appointment‑based indoor golf practice and simulation business (with potential application to other sports) that requires limited floor area, will not include on‑site retail or food or alcohol sales, and must contain any noise within the tenant space using noise‑proofing measures on building or tenant space completion plans. "This is a little bit unique...it's never really been on the radar screen," staff said, adding that permitting it explicitly in the office zone is cleaner than relying on a BZA interpretation under "professional services."
Applicant Christian Miller attended and identified himself at the podium; he offered no additional comments. Commissioners who had discussed the idea previously expressed that the use seems compatible with office zoning and transitional in impact between commercial and residential.
The commission voted to forward Resolution PC‑25‑11 recommending Ordinance 25‑21 to the Board of Mayor and Aldermen. The ordinance includes explicit restrictions on allowable accessory activities and requires noise mitigation measures to avoid nuisance conflicts with neighboring tenants.
