Stephens County planning staff presented a plat review request from Caldell Realty on Dec. 2 for Parcel 050024A on Ward's Creek Road to be split into seven lots. Staff said the county's subdivision ordinance treats a "minor subdivision" as no more than four lots in a 12-month period, so the proposed seven-lot split requires review under the county subdivision ordinance. Staff told the commission that all seven lots meet the ordinance's minimum 150-foot lot-width and acreage requirements; Lot 1 is larger than 3 acres and therefore exempt from plat review, while the remaining six lots require commission approval.
Staff recommended approval and noted an administrative issue: the plats distributed in the packet omitted the ordinance language "adopted and approved by the Board of Commissioners," which staff said will be included on the final recorded plat. After closing the public hearing (no speakers registered in favor or opposition), a commissioner moved to approve the plat review; the motion was seconded and approved by voice vote.
Next steps: staff will receive the corrected plat from the surveyor with the required language and proceed with recording once the Board of Commissioners considers the item at its Dec. 9 meeting, per the staff advisory note that final action by the board is expected next Tuesday.
