Commission approves Kyle Canyon commercial project despite parking waiver objections

Applicant Tony Celeste outlined a revised single‑building plan that reduces on‑site parking to 83 spaces — a drop from a code requirement of 133 — and explained the reduction is consistent with previous approvals and the changing streetscape as Sheet Mountain Parkway and Kyle Canyon are improved. Celeste said the project will add a 36‑inch box tree and modular planters to the streetscape to soften views from Kyle Canyon.
A nearby resident, Tom Macrae, told the commission the parking reduction is “crazy” and warned that off‑site parking losses from earlier developments have already strained nearby parking supply. Commissioners discussed that concern but noted coordination with Tri Pointe Homes and future streetscape improvements. Staff and the applicant agreed to add larger, fast‑growing trees (3‑inch caliper) in accordance with the Southern Nevada Water Authority list and to provide additional planters where ADA circulation allows.
The commission approved the project with added conditions to document the revised landscape plan (date‑stamped) and tree specifications; the approval is final for tonight and may be appealed to the city clerk within 10 days. The item will move to city council on Jan. 21 as required by process.
