The Hammond Board of Zoning Appeals voted Dec. 2 to grant a developmental variance to Reliable Properties and Development LLC to build a single-family home on a lot measuring roughly 7,272 square feet — about 228 square feet shy of the R1 district’s 7,500-square-foot requirement.
Jesse Rodriguez, appearing online for Reliable Properties, said the lot meets setbacks and width requirements and noted similar undersized lots in the neighborhood. City staff noted the parcel’s prominent corner location, a 10-foot easement recorded on a 1976 plat and the nearby levee; staff recommended approval but asked that the petitioner consider design revisions appropriate for the corner site and that final technical review and approval of all building and site plans be completed by city staff.
Board members questioned flood-plain and design implications and were assured the final design and engineering review will address appropriate elevations and setbacks. The board adopted the staff’s findings of fact and approved the variance 5–0, with conditions requiring design consideration for the corner location and final staff approval of construction documents.
Staff indicated it will continue to coordinate with the petitioner and consider levee and elevation constraints during technical review.
