Hugh Delaney of D2 Construction asked the City of Stonecrest for variances from code requirements for a proposed eight-unit townhome project at 2979 Klondike Road, citing the parcel’s irregular shape and near-1-acre size as constraints that make rear-entry garages and a 12-foot alleyway infeasible.
Delaney said the design shows eight townhome units on a site just under one acre and argued that forcing a rear alley and staggered facades would reduce the unit count substantially, harming the project's economic feasibility.
Residents asked for mitigation measures. Roson J. Landers requested robust noise barriers and privacy protections for nearby seniors, even proposing a gated perimeter, and flagged perceived inconsistencies in notice distribution. Barbara, a nearby homeowner, said many adjacent neighbors did not receive mailed notice and urged staff to review blind spots and danger points at Klondike and Mall Parkway where traffic visibility is limited.
Staff acknowledged notice-delivery concerns and said they would investigate postal delivery issues; the variance will be heard by the Zoning Board of Appeals on Jan. 20, 2026. No variance was granted at the CPIM.
