Commissioners approved the site plan for The Bristol, an age‑restricted planned unit development, after staff and the developer described the site’s constraints and requested limited flexibility in landscaping for a tight building area.
Staff said Phase 1 includes 119 apartment units, a resort‑style clubhouse, dog park, detention amenities and walking trails. Because the site sits in part within a community overlay district and abuts Pearland jurisdiction on one frontage, staff recommended alternate screening and an adjusted landscape plan for constrained areas. The applicant (representing Banfield Properties) described extensive engineering, drainage and utility coordination across multiple agencies and pledged to plant about 200 trees post‑construction and to pursue a future traffic signal if warranted.
Commissioners asked detailed questions about landscape buffers, setbacks and whether the alternate screening plan met overlay requirements. The applicant said commercial pad sites up front will be refined later and the developer remains willing to add landscaping where feasible. The commission approved the site plan with staff recommendations and asked for the remaining labeling and figure clarifications noted in staff comments to be incorporated into final documents.
The approval advances Phase 1 permitting and requires future site‑plan review for later phases and for the two commercial pads.
