Developer says 2560 Boston Road will add hundreds of lower‑income units; BronxWorks named supportive services provider

Committee co-chair Richard read a letter from the 2560 Boston Road development team describing substantive changes to the project and said the developer will return to present in December. The letter said the project will pursue HPD’s extremely low- and low-income programs so all affordable units would be targeted toward households at or below 80% of area median income (AMI), with an "overwhelming majority below 60 AMI," Richard read.
The letter said the number of affordable units would rise from 333 to 483 and that supermarket space would increase from about 15,000 square feet to more than 27,000 square feet, including roughly 22,000 square feet on grade. The plan would also provide 65 residential parking spaces available to residents. "We are pleased that BronxWorks will be the on-site supportive services provider," Richard read; BronxWorks was described in the letter as a long-standing multi-service agency serving Bronx families.
In public comment, Kaye (Speaker 6) asked whether BronxWorks would operate an on-site office and whether the developer planned to include supportive housing units or targeted services for veterans, seniors and survivors of domestic violence. Richard said the committee will ask those questions when the developer returns.
Committee members said they were encouraged by the lower AMI targeting but noted the need to confirm details in person, including the precise affordability mix, whether units are set aside as supportive housing, and any HPD funding commitments. The developer is scheduled to present to the committee in December, when members expect to ask for specifics on service provision, unit mix and parking.
