The Planning Commission approved consent agenda items 2–9 with the exception of item 7, which was taken up later in the meeting. Staff read a block of plats and zoning recommendations (including preliminary plats and replats) and recommended approval subject to technical review.
During public comment on item 8, Nicole Russell of Golden Oaks opposed the proposed zoning change and said the packet’s claim that the amendment matches neighborhood character was incorrect; she raised concerns about septic systems, drainage on Ramfield Road and a perceived increase in traffic and density. In response, staff confirmed the tract at issue is 4.98 acres (just under the 5-acre threshold for FR zoning). Staff said the proposed replat would split the tract into roughly 2.4‑acre parcels, retain two existing homes that will remain on septic, and enable modest improvements under the UDC rather than create new high‑density development.
A motion to approve the consent items (2–9, excluding 7) carried by voice vote.
