The Weber County Planning Commission reviewed and moved forward three preliminary subdivision items with conditions addressing engineering, trail alignment, utilities and emergency access.
Taylor Landing Phases 7 & 8 (Item 5.2) — Heritage Land Development requested preliminary approval for 49 lots, public road dedication and pathways; staff noted outstanding engineered-plan deficiencies and asked the applicant to adjust pathway alignment to match the recorded development agreement before final plat recordation.
Harper Haven (Item 5.3) — The commission recommended preliminary approval for 74 lots in the R-1-15 zone subject to standard review-agency requirements, proof of voluntary parks-district donation ($7,500 per lot agreed with the Western Weber Parks District) and a requirement that the development secure a secondary egress before developing more than 30 lots; the development agreement also limits recording to 30 lots at a time.
Prado at Powder Mountain (Item 5.4) — The Prado concept for 38 single-family lots (private roads) was presented with an emergency/evacuation plan prepared with the fire district; commissioners and staff emphasized coordination with UDOT on north access spacing and the need for final agency approvals on road, sewer and water prior to final plat recording.
In each case, staff said remaining engineering comments and agency sign-offs must be resolved before final approval; commissioners approved motions recommending preliminary approval with the conditions noted.
