Applicant Mason Gage Frower told the commission he was requesting a 10-year development agreement with the option to extend by five years up to three times, saying the request "doesn't add new density nor create new impacts" and would allow him to use existing development rights when timing is appropriate. Planning staff (Tammy) reviewed code compliance, noted the parcel is AB-3 zoned and entitled to six lots, and recommended approval with additional considerations (connectivity, right-of-way and phasing compliance).
The commission opened a public hearing, heard one speaker who urged clearer microphone use for public commenters, and then closed the hearing. Commissioners said the item had previously been reviewed by the former Ogden Valley Planning Commission and had a favorable recommendation; a motion to forward a positive recommendation to the county commission carried on a roll call with recorded "aye" votes from Commissioner Lindsey, Commissioner Wicker, Commissioner Novell, Commissioner Andreotti and others, and the chair voting aye as well.
