Solano County supervisors authorized county staff on Dec. 21 to finalize a package of ground leases for 35 private hangars at Nut Tree Airport.
County general services and the airport manager presented a market analysis and recommended an initial 10‑year lease term (with one 10‑year extension option), an initial rent set at $1.02 per square foot per year and a 3% annual escalation. The proposal was described as a balance between fair market rents and the airport’s enterprise needs: Nut Tree Airport is enterprise funded and not supported by general fund monies, so hangar rent helps sustain operations and support federal‑funding compliance.
Staff said many hangars were built before 1996 and that the proposed terms permit tenants to recoup investments while ensuring the county eventually reclaims the assets at the end of the extension period. The board authorized final lease negotiations and delegated execution authority to the airport manager with concurrence from county counsel and the county administrator.
Supervisors noted there was no public protest on the leases and that staff had engaged the tenants in the process. The action was approved by vote during the Dec. 21 meeting.
