The Oldsmar City Council on Dec. 2 approved on first reading a city-initiated change to the R‑6 mobile‑home district intended to align zoning rules with recorded Phase 2 development plans for Galleria Village. Planning and redevelopment director Tatiana Childress told the council the amendment would reduce the front setback standard from 15 feet to 10 feet, codify a 65% maximum lot coverage per lot and remove the existing 40% total structural coverage standard that applies to the entire subdivision.
“Codifying [a per‑lot] 65% lot coverage makes it easier for us to apply the code and supports consistent drainage and green‑space application,” Childress said during a staff presentation. She said the change reflects recorded variances and engineered plans for phase 2 lots and is intended to reduce nonconformities for future home replacements.
City staff reviewed the amendment under the land development code and the comprehensive plan and recommended approval. After brief council remarks noting public outreach and a neighborhood workshop that drew roughly 70 residents, the council approved the ordinance on its first reading in a roll‑call vote recorded as five yes, zero no.
Because this action was a first reading, the ordinance will return for subsequent readings and final adoption per the city’s ordinance process. The measure applies to the entire R‑6 district and, according to staff, will uniformly affect the Galleria Village subdivision without granting special privileges to individual property owners.
