The Daytona Beach Board of Adjustment voted Dec. 18 to approve variances allowing a manufactured home to be placed at 1101 Yaupin Street in the Oak Bluff neighborhood. The approved variances reduce the required driveway distance from the intersection from 25 feet to 19 feet and reduce the front setback from 20 feet to 15 feet.

Dwight Selby, who identified himself as the applicant representative, said the parcel is a corner lot on a low-traffic block and that granting the 6-foot driveway variance "really, I think has virtually no impact." He said an alternative driveway location would have placed the house parallel and closer to Vine Street, which he considered worse for the neighborhood's appearance. Selby also described a 35-foot environmental landscape buffer on the south side of the lot that limits how far the house can be pushed back.

Board members asked about a stop sign and a drainage grate near the corner; Selby said the proposed driveway would be 19 feet from the property line and should not interfere. No members of the public spoke in opposition. An unidentified board member moved to approve the requested variances and another seconded; the roll-call vote was unanimous among those polled.

The approval allows a 1,387-square-foot manufactured home to be constructed on the parcel at the dimensions described in the application and removes the need to reconfigure the house or driveway in a way the applicant said would be detrimental to the streetscape.
