Council approves PUD amendment to allow K9 Resorts overnight boarding in Days Run West

Urbandale City Council approved an amendment to the Days Run PUD to permit an overnight dog-boarding use (franchised as K9 Resorts) at two parcels near 128th Street and Meredith Drive.
Assistant Community Development Director Christy Bales told the council the requested change would add the boarding use to a PUD originally rezoned for mixed residential and commercial uses; staff recommended approval with a condition requiring an additional row of evergreen landscaping along the western border to screen the facility's fenced play areas. Bales said approval of the PUD amendment would only add the use; a follow-up site plan hearing is required before construction and operational permits.
Brad Kuehl of Bishop Engineering and franchise owner Linda Juckett addressed council questions about operations. They said dogs would not be left outdoors overnight, that the facility would staff during business hours with an evening on-call contact, and that vaccinations, registration and contracted veterinary care would be required for animals accepted to the facility. Kuehl said the concept includes three fenced turnout/play areas and about 8,000 square feet of indoor space; he and Juckett committed to additional screening and to work with city staff on a site plan.
Councilmember Kroll moved to approve the PUD amendment; Bode seconded and the motion passed.
Next steps: applicants must submit a detailed site plan and obtain building and fence permits; staff will verify landscaping, fencing materials and operational commitments during that review.
