The Planning Board heard an application Dec. 8 from representatives of Intercounty Baker Supply seeking site‑plan approval for a roughly 40,041 square‑foot freezer addition and four new loading docks to an existing 111,477 square‑foot warehouse at 1095 Long Island Avenue.
Wayne Alden of the Alden Group, representing the owner, summarized the company’s operations and said the expansion answers an increasing need for cold storage for frozen goods. Alden said the addition would be a prefabricated structure with a pitched peak reaching about 50 feet; he confirmed a height variance will be required. Alden said the project includes access adjustments that would route some truck traffic to Nichols Road and Comac Road rather than further burdening Long Island Avenue.
Michelle Mosnak, project architect with H2M Architects & Engineers, described the addition’s materials (insulated metal siding), the interior division between freezer and refrigerated spaces and a small office, and noted signage at the Nichols Road corner. Brian Morell, senior site civil engineer with H2M, outlined circulation: existing truck traffic uses the eastern Long Island Avenue driveway; with the addition conventional truck movements are planned to access the new docks via Nichols Road to the signalized Nichols–Comac intersection.
Board members queried whether the nearby area contains comparable 50‑foot structures; the applicants pointed to a fire tower nearby for context and confirmed documentation and additional technical materials will be provided as needed. No members of the public spoke. The chair moved to close the hearing and reserve decision (motion by Frank; second by Jerry); the board voice‑voted in favor and closed the hearing with decision reserved. The record remains open for written comment and plan inspection at the Planning Department.
