"We are proposing to reconfigure this 7.88 acre parcel between, 38th and 40th Avenue into 43 lots," Houston said, noting the developer now favors a mix of dwelling units — single-family detached homes, twin homes and townhomes — to meet current demand.
Houston told the commission the replat would be served by two access points off 30th Avenue and an internal loop road; there would be no direct vehicular access from 40th Avenue. When asked about the larger parcels within the plan, Houston said the four larger lots are planned for three- to four-unit townhome structures and that some lots could accommodate two buildings.
After the presentation and questions, an unidentified commissioner said, "I'm very excited to see this happen and see this growth get filled in as quickly as possible." A motion followed to recommend approval of the preliminary and final plat to City Council, contingent on the packet conditions numbered 1 through 5; the motion was seconded and the chair declared the motion approved.
