Story County approves two-lot End Of Trail subdivision in Warren Township

Story County supervisors on Nov. 25 approved Resolution 26-36 to finalize the End Of Trail residential subdivision in Warren Township, authorizing a two-lot split of a 2.21-net-acre parcel.
Leanne, a county staff member presenting the item, said the plat divides the parcel into proposed lot 1 of about 1.10 net acres and proposed lot 2 of about 1.21 net acres, so both meet the county’s one-acre minimum for residential parcels. She said the property contains two existing dwellings and that staff had completed interagency review; public notices were mailed Nov. 17 and no public feedback had been received.
Leanne summarized the involved parties “The applicant is Austin Heron with [developer name as transcribed in staff materials]; the property owners are Daryl and Leora Hocking,” and showed a location map placing the site in Section 5 of Warren Township on 630th Avenue. Board members asked one clarifying question about when the second house was constructed; staff said the house was added recently and would be rectified through the permitting process.
A motion to approve Resolution 26-36 was moved and seconded and carried with Supervisors Merkin, Basel and Heddens recorded as voting aye.
Staff said all applicable Story County Land Development Regulations were satisfied and that the county will proceed with final plat recording steps.
