Ponican Hill subdivision modification: applicant seeks fewer lots, more open space; hearing continued to January

At a Dec. 3 public hearing the Planning Board reviewed a proposed modification to the Ponican (Ponakan) Hill subdivision, presented by project engineer Peter LaVoy of Veil Design Group.
LaVoy said the revised plan converts a through‑road into two cul‑de‑sacs to reduce grades (from about 10% down to ~5%), shortens total new roadway, and reduces approved lots in the red‑shaded area from 17 to 12. The redesign preserves the original detention basin footprint and increases the consolidated open space from roughly 16 acres to 21.5 acres. Lots will rely on individual septic systems and private wells.
Board members and Graves Engineering representatives discussed drainage, the need to respond to Graves’ peer review comments, and whether conservation has received the Notice of Intent; the applicant said a DEP/NOI filing had been submitted online but the conservation agent had not yet posted comments. Public commenters urged improved public access to open space parcels and raised safety concerns about an unimproved portion of Henry Vista Lane that can be difficult to use in winter.
After hearing the presentation and public comments, the board voted to continue the Ponican Hill public hearing to January 7 so Graves Engineering can review the updated Table 1 and drainage responses and conservation can file formal comments.
