Planning staff described two preliminary subdivision plats before the board on Dec. 2.
Laurel Field Subdivision: a preliminary plat proposing 26 lots (average lot size about 30,000 sq. ft., roughly 0.7 acres) east of the 581/222 intersection. Planning staff confirmed this is an early-stage, preliminary plat and that no site work has begun; final plat review will return to the board when improvements are in place.
Saddleback Farms: also a preliminary plat, located off Owen Farm Road north of Fremont; the full subdivision totals 49 lots but only about 11 of those lie in county jurisdiction (the front portion falls under the Town of Fremont’s jurisdiction). Staff noted a power-line easement bisects part of the site but designers left room so houses could be placed without encroachment. Planning staff reported the stormwater calculations include the portion inside Fremont’s jurisdiction and that the planning board recommends approval of the county portion.
Commissioners asked clarifying questions about easements, lot sizes and jurisdictional boundaries; staff responded that they will review final plats for the county portion when submitted and that builders must avoid easement encroachments.
