The Planning & Land Development Regulation Commission unanimously voted on Dec. 18 to forward a major amendment for the St. Johns River RV Storage Planned Unit Development to County Council with a recommendation of approval.
Planning staff described the proposal to expand the PUD from 7.25 acres to 23.75 acres, amend and restate prior approvals, and bring previously authorized and some unauthorized improvements into compliance. Proposed new improvements include an 80,000‑sq. ft. two‑story mini‑warehouse, a 14,000‑sq. ft. storage structure, 36 covered spaces and 88 uncovered spaces; staff said the proposal meets thoroughfare overlay and stormwater requirements and was reviewed by City of DeLand utilities and traffic engineering.
Attorney Michael Woods, representing the applicant, told the commission the project team had worked through wetlands delineation, power line easement constraints and phasing challenges, and he emphasized the applicant’s intent to bring the entire site into a single, compliant plan. Woods said the western half of the site is developable outside the wetland corridor and that the applicant plans to subdivide and potentially sell one side of the property for financing.
Staff recommended forwarding the PUD amendment to County Council with a recommendation of approval. Member Shelley moved to forward the rezoning application to council, and the motion carried unanimously.
What happens next: The item goes to County Council for final action; if council approves the amendment the applicant must file a site plan modification within six months or face PUD violations.
