Meg (senior land use planner) reviewed short‑term rental policy options: cities may regulate the zones where short‑term rentals are allowed, establish time and operating limits, set inspection or permit requirements, and create enforcement mechanisms. She said enforcement is permitted under state law but cautioned cities cannot rely exclusively on website listings (e.g., Airbnb/VRBO) as the sole evidence for noncompliance.
Meg pointed attendees to the state code section referenced in the session (Title 10, Chapter 8, §85.4) and recommended local governments look at examples from resort and non‑resort communities, noting resort areas commonly use different approaches because of seasonal housing pressures. She also highlighted Utah State University’s course and ULCT resources for data, sample ordinances, tax and compliance issues.
