The Danville Board of Adjustments voted to approve a variance for an accessory structure at 601 East Main Street after staff reported no concerns and no residents spoke in opposition.
Planning staff member Hannah described the property as a corner lot with frontage on East Main Street and Windsor Court, noting Windsor Court is a dead-end city street. The request asked to reduce the required five-foot accessory-structure setback in R‑1A zoning to allow the structure to be butted against the lot line; the agenda identifies the parcel area as 0.263 acres.
Applicant Bruce Johnson told the board the existing garage was on the parcel when he and his wife bought the house in 1989 and said the proposed new structure would, in places, sit three feet farther from the property line than the existing footprint even while not meeting the full five-foot setback. "The existing garage was there when we bought the house in 1989," Johnson said, describing the plan to replace the older structure with a new, brick-walled accessory building that will abut the lot line on the east side.
The chair opened the hearing for public comment; none was offered. A board member said the staff report and applicant testimony show no adverse effects on surrounding properties and moved to approve the variance based on the report's requisite findings. The motion was seconded and carried by voice vote.
The board did not attach additional conditions to the approval. The item concluded with the board moving on to a previously tabled application on the agenda.
