The board reviewed revisions to four single-family houses on Gap Road (cases 11H–11K25IH) where final inspections found constructed facades differed from permit plans. Staff said the principal issues were a change in front gable massing, reduced porch setback depth in some permit documents, and changes to porch posts, siding orientation and decorative details.
Kya Erian of Bate Development explained that to comply with the condition requiring an 8-foot-deep porch the team extended the roof line, which produced a different projecting gable arrangement. Staff told the board the revisions generally align with guidelines but noted smaller details—shutters, sunburst gable accents and siding orientation—were inconsistent with the original permit in some houses.
The board approved each house separately. For 3430 Gap Road the board approved staff recommendations with the added condition that the recently installed shutters be removed. For the other built houses, the board required planting a native or naturalized shade tree in the front and rear yards and required railings and porch-post sizing consistent with staff guidance for specific houses. The not-yet-constructed house (3500 Gap Road) was approved with the condition that its COA follow the approved material/differentiation model used on the other houses rather than the details of the houses already flagged for correction.
