Jack Slager of Shilling Development told the Town of Saint John Plan Commission on Dec. 17 that the Shillings Edition is a one‑lot subdivision north of the lumber yard tied to an addition at the lumber yard that would create about 30 office spaces.
Slager said the parcel (formerly the Nelson Construction property) is being cleaned up and that, because of its configuration, the project will require three variances: minimum lot frontage under the code, frontage‑road frontage, and an allowance for a metal pole barn within the US 41 overlay district. He said the team already has an initial review from the town engineer and will pursue the variances before the board of zoning appeals.
Commissioners discussed timing and next steps; Mr. Gill moved to grant permission to advertise and Mr. Vogel seconded. The motion to publish for the Jan. 21, 2026 public hearing carried on voice vote.
Slager said the developer will address the engineering review comments and return with updated materials.
