Board approves revisions to Arlington Downs and several infill/middle-housing projects with design conditions

The board considered multiple infill housing items on Nov. 19 and approved staff recommendations with design-oriented conditions.
For Arlington Downs (Case 9F25IH, 3547 Oswald Street), staff recommended approval of revisions that reintroduced front porches, removed second-story balconies on Oswald Street, and revised platting for the phase. Staff asked that final site plans, parking and grading meet IMU zone standards and engineering review; that walkways from porches to the street be provided; that brick detailing be retained; and that final materials be submitted to staff for approval. Savannah Reyes Dixon, representing the applicant, said the team had coordinated with staff on revisions and would supply required details.
The board also approved a revised plat and site plan for earlier townhouse approvals on Ohio Avenue (11D25IH) and preliminary platting for a Bragg Street lot (11F25IH) to make the tax parcel buildable, in both cases subject to submittal of final plats and survey work as required.
On 1212 Catherine Avenue (11A25IH), the board approved a three-unit townhouse (middle housing) subject to conditions that included adding a walkway from each porch to the street, at least one native or naturalized shade tree front and rear, adjusting rear-door/window alignment or adding a window as needed for historic rhythm, and that the foundation be parge-coated, clad in brick veneer or stucco. The board appended additional design conditions on porch column treatment and window alignments before approving the project.
