Commission approves amendment to allow domestic livestock processing at K and K Ranch home business

The Churchill County Planning Commission unanimously approved an amendment Dec. 10 to SUP25-41, allowing K and K Ranch LLC to expand an existing wild-game processing home business at 600 Howard Place to include domestic livestock processing under specified conditions.
Dean Patterson of Public Works and Planning summarized staff recommendations and said the original July 2025 approval limited the facility to wild game and prohibited domestic livestock processing and retail sales. Applicant Nathan Koyama said the proposed change would not increase customer visits because domestic livestock would require longer hang times in the cooler and the business would take animals one at a time.
Commission discussion focused on throughput and facility limits: Koyama estimated the cooler could hold one cow at a time and suggested an annual capacity of up to 26 cattle based on two-week hang times; commissioners asked about cooler size (roughly 10 by 8 feet) and whether doing both wild game and domestic animals would create conflicts. Staff and the applicant said conditions (appointment-only visits, waste handling, no on-site slaughter) would remain in place. Joe Frey moved to approve the application with conditions as listed in the staff report; the motion passed unanimously.
Next steps: A 10‑day appeal period applies to the approval. The applicant and staff will complete administrative steps to implement the amended SUP if no appeal is filed.
