Dorchester County Council on Dec. 8 approved a rezoning request by Elliot Locklear to change an 11.06-acre parcel on Charleston Highway (near St. George, TMS 013-00-0011) from General Commercial (CG) to Commercial Light Industrial (CLI).
County planning staff told the council the parcel sits about a quarter-mile past the intersection of Route 178 and I-95, had previously hosted truck-repair and tire-shop uses, and lost its grandfathered status after buildings on the site were removed. Staff noted the lot remains surrounded largely by commercial and light-industrial zoning, with a single adjacent residential parcel that would retain buffering requirements under CLI zoning.
The Planning, Development and Building Committee and the Planning Commission recommended approval. No members of the public spoke during the hearing and the council moved, seconded and voted unanimously to approve the rezoning request.
The approval restores permissive commercial light-industrial uses on the property while keeping performance and buffering standards to protect the nearby residence.
