Village says special‑use approval will require professional fire‑safety review and possible sprinklers

Village staff read proposed conditions tied to approving certain business operations in Units 4 and 5 of the subject property, telling trustees that building and fire inspections must occur within 90 to 120 days after ordinance approval and that the petitioner is responsible for maintaining catch basins and exterior lighting.

The staff reading included a condition about fire suppression: "A sprinkler system for fire suppression shall also be installed at the petitioner's sole cost and expense if required by the village code within 90 to 120 days after the approval of this ordinance by the corporate court of the village and maintain proper property condition," the staff reader said.

Board members asked whether the applicant would hire a licensed architect or engineer to determine whether an exception to the sprinkler requirement would apply. President Burke and village staff said that a professional review specific to the space and its use is necessary; staff said an architect or engineer could provide a letter indicating that a sprinkler system is not required under the code, in which case the requirement would be waived.

The board emphasized the village's responsibility to protect public safety and to understand in detail how structures are used in the business park before granting exceptions.
