The Mentor Planning Commission recorded the following formal actions on Dec. 4, 2025:
Approve minutes — The commission approved the minutes from its Nov. 6, 2025 regular meeting by roll call.
Arby’s (7715 Reynolds Road) — The commission approved an exterior remodel consistent with Arby’s national remodeling program, voting to approve with four conditions that include a 12‑inch canopy/band expression over windows; administration had recommended extending the metal canopy detail across additional windows and the applicant agreed to review that detail.
Brown’s Towing & Repair (6095 Pinecone Drive) — The commission approved the transfer of the existing conditional use permit for the towing operation. Applicant representatives said the operation will continue to serve as a AAA roadside service base, that customer vehicles will not be stored on site, and that a proposed diesel fuel tank will be professionally installed; the fire department requested specifications and distance details before tank installation.
Rezone (7085 & 7107 Manor Ave) — The applicant requested the informal rezone of 7.85 acres from B‑2 General Business to M‑1 Light Manufacturing be left on the table; the commission voted to table that rezone request.
Each of the approvals included standard conditions noted in the staff report; applicants are responsible for final engineering, permit applications and complying with any building, fire or environmental requirements.
The planning commission adjourned following the day’s agenda and a brief recognition of the chair’s eight years of service.
