Rickerson said the requested C‑3 zoning would be compatible with the applicant’s adjoining commercial property and would allow construction of a small warehouse to store contractors’ materials. Commissioners asked technical questions about access, floodplain impacts and required GDOT driveway permits. No registered opponents spoke during the public hearing and the board voted to approve the rezoning with the LCPC‑recommended conditions.
What happens next: The applicant must recombine lots as a condition of approval and apply for any required building permits and a commercial driveway permit from the Georgia Department of Transportation before development.
